Developers of new projects such as Mansions at Acqualina at Sunny Isles Beach, Apogee at Hallandale, and Porsche at Sunny Isles Beach are selling their pre construction projects with planned occupancy in the year 2015-2016 with anticipation that all the grim news about the economy and real estate are behind us. They are now charging premiums for all the new features, in which people can or cannot imagine such features as highest ceilings, robotics arms for garage parking (like in Porsche Sunny Isles Beach), private swimming pools, high tech kitchens, or just to make money.

The last few years have marked increases in Miami’s luxury real estate market that have led to one record-breaking sale after another. Regardless of the notion that the housing market was at its peak in 2005, the recent years have seen a boost in real estate values that have clearly overshadowed the prior market boom.

Inventories at Sunny Isles Beach continue to decline. On March 27, 2012 there were only 658 total available compared to 750 units from about 3 months ago and 1,500 units at the beginning of 2011.
The same picture is represented in Bal Harbour real estate, as on March 27, 2012 there is an estimate of only 210 condos available, down from 245 from December of 2011.
