Sunny Isles Beach is an amazing city of recreation and property business. Sunny Isles condos for sale are in abundance. The city is neatly planted in the North-East wing of Miami-Dade County in between the Atlantic Ocean and the intercostals waterways. If you’re thinking of buying a condo in Sunny Isles, but you haven't reached the final decision; don't worry. You're not alone. Here are four good reasons that will finalize your decision into buying a condo in Sunny Isles Beach:

Sunny Isles condos FL remains an excellent investment site.
Sunny Isles FL real estate has changed dramatically over the last 10-12 years. Only few people remember how it was like 12 years ago in Sunny Isles, how the city only contained a few high rises that were finished like Ocean One, Sands Pointe, and Pinnacle condominiums.

This week 2 new developers released their prices to their building: Chateau Beach (site on 174th St and Collins) and Oceana at Key Biscayne.

A couple of days ago I have received a phone call from a Russian client who wanted to buy a new apartment at the pre construction stage. The client had the budget to stay on and wanted to spend up to 700,000.00 cash. He did not want to get any loans, which I cannot blame them for that. One of the biggest requirements for him was to be on the ocean, in what they call in Europe (to be on the first line from the shore). I explained to him that there is a limited amount of pre construction projects in the last 7 years. To be frank, no new projects that are planning to be built soon are chasing the luxury concept like high ceilings, private swimming pools like Porsche residences at Sunny Isles, Mansions at Acqualina, and Regalia at Sunny Isles. I explained that we can only likely shoot for Chateau Beach, which is a new project in Sunny Isles where the developer does not yet conceive of the floor plans and prices. Another project in where my client might have a chance is Apogee Beach at Hallandale, but all 2 bedrooms, as well as 3 bedroom apartments are sold out. Also, the prices started there are close to 800,000.00 for two bedroom apartments anyway.

Inventories at Sunny Isles Beach continue to decline. On March 27, 2012 there were only 658 total available compared to 750 units from about 3 months ago and 1,500 units at the beginning of 2011.
The same picture is represented in Bal Harbour real estate, as on March 27, 2012 there is an estimate of only 210 condos available, down from 245 from December of 2011.
