Sands Pointe is a 29-story luxury beach front building consisting of 215 units located on a 400-foot stretch of the newly expanded Sunny Isles Beach. It was the 1st project of the Milton Group on Sunny Isles Beach. Sands Pointe does not fail in providing you luxury, elegance, and just a good time. The building consists of a 29 story tower and 6 stories of cabanas and residences. Almost all cabanas were originally connected with 2nd floor apartments, which make them unique townhouses on the ocean. These cabanas are still one of the largest in Sunny Isles Beach, around 500 air condition space.

The 29 story tower and residence are connected through the hallway around the fitness club. After hurricane Wilma, the building replaced all damaged windows and enforced hurricane shutters due to insurance requirements. Now all residences can close the shutters on a vacation without any fears. Lately, management repaired the pool deck, tennis court, and the roof above the pool cabanas, which are located on the 6th floor. The access to the ocean is really convenient, and the building is located right next to the Sunny Isles Pier, which has many water activities. This is the best finance wise building in Sunny Isles, which was built in the 90’s. The maintenances are still not high. The building had only 1 assessment for shutter in the last 5 years. That is why there are not many inventories for sale or rent.

Inventories at Sunny Isles Beach continue to decline. On March 27, 2012 there were only 658 total available compared to 750 units from about 3 months ago and 1,500 units at the beginning of 2011.
The same picture is represented in Bal Harbour real estate, as on March 27, 2012 there is an estimate of only 210 condos available, down from 245 from December of 2011.

To be frank, no new projects that are planning to be built soon are chasing the luxury concept like high ceilings, private swimming pools like Porsche residences at Sunny Isles, Mansions at Acqualina, and Regalia at Sunny Isles. I explained that we can only likely shoot for Chateau Beach, which is a new project in Sunny Isles where the developer does not yet conceive of the floor plans and prices. Another project in where my client might have a chance is Apogee Beach at Hallandale, but all 2 bedrooms, as well as 3 bedroom apartments are sold out. Also, the prices started there are close to 800,000.00 for two bedroom apartments anyway.
